1960’s Colonial Revival Renovation + Addition

Initial Description
Colonial with Georgian Details, Built 1961, 5 Bedrooms, 3.5 Bathrooms

Changes
The renovation and addition to this single-family residence added square footage to the family room, a new laundry room, a new exterior covered porch, a new exterior enclosed porch, and a new bay in the garage.

Narrative
The public spaces in the house weren’t large enough to accommodate the number of people who could stay in the sleeping rooms: the house can sleep ten people but they can’t all sit together anywhere except the dining room table. The addition to the family room and support spaces dramatically improved the function and flow of the public spaces.

BEFORE: This house features strong architectural elements and well-crafted construction. One of the goals of this project was for the new work to look original to the house.
BEFORE: This first floor plan shows the original design for the home.
DESIGN: The north side of the house was changed dramatically to improve the functionality of the spaces most often used by the owners.
DURING: Demolition of the porch and brick walls begins so a new rear entrance can be built.
DURING: The existing brick privacy wall was not large enough to screen the bedroom window and back patio so it is demolished.
DURING: The concrete slab for the garage addition and the foundation for the elevated porch is installed. The addition to the family room is not yet begun.
DURING: The garage framing is underway: a composite wood beam will span length of the garage so no columns are needed.
DURING: The framing is nearly complete and the sheathing installation has begun.
DURING: The flat features of this facade will be replaced with a design that breaks up the rear (north) elevation and creates some functional spaces..
DURING: Framing for private porch off the master suite is underway. The framing is exposed to create visual interest.
DURING: The new privacy wall is much larger and carries a structural load from the roof of the porch. It was carefully rebuilt with salvage brick so it appears to be original to the house.
DURING: The private porch even has access for a garden hose so it can be easily cleaned when necessary. The brick base really helps tie it to the original construction.
AFTER: The planter against the garage (right-hand side of the image) has its own drainage system to draw water out into the yard, away from the house.
AFTER: The private porch on the master suite is a multi-season space: it's a sleeping porch, a spot to read, a great place for breakfast, etc.
AFTER: The installation of the landscaping provides a great contrast to the strong features of the home. The plants soften the edges of the home, patio and back yard.
AFTER: The patio is a great transitional space, set in between the two porches for some privacy.
AFTER: The back porch steps down to the patio. The depth of the porch and the height of the screened porch across the patio keeps this outdoor space in the shade.
AFTER: The public open porch is a great place to sit and visit with family, friends and neighbors.
